Proximity to Belleayre & Lodging Association

From the Belleayre website, the Lodging Association website receives over one million hits per year in which visitors fill out a lodging request form which is then emailed to all Lodging Association members. The cost of this membership for both lodging and restaurant is $500 per season, offering potential bookings year-round. In 2004, there were 168,177 skiers who visited Belleayre, and 171,524 in 2005. The Bellayre Summer Music Festival draws 12-15,000 per summer.

 

Planning and negotiations are in process for a large golf/ski resort area with a condominium community on Belleayre Mountain. Fleischmanns is also in the middle of installing a multi-million dollar water-sewer project that will enable future development and revitalization.

 

History of the Property:

The Evergreen, formerly the Emory Brook, was built at turn of the century and included a full service restaurant, nightclub, hotel, pool, and other amenities. In the first half of the 1900’s, Fleischmanns was a popular resort town for New Yorkers who wished to escape the heat of the city in the hot summer months before air conditioning.

 

Prior to Theodore Finkle’s purchase and renovation of the property in 2002-2003, it was an antique store with office space. The previous owners had gutted the house next door to the main building during that time.

 

Since 2003, the facility has been run primarily as a bed & breakfast and live original music performance space, with an organic cafe during the summer of 2004.

 

Current Evergreen Operations:

Theodore Finkle is a stonemason and professional musician who was looking for a performance space and a secondary income during the winter months to support his family. Evergreen operations have been selective and limited—nowhere near to its potential as a primary business and full service restaurant/bar. The bed & breakfast has been run to supplement income ($100/room/night dbl. occ.- organic breakfast included). Over 150 weekly original music shows have been held in the performance space with the beer-wine bar only open on the night of live shows. During the summer of 2004, an organic cafe operated on weekend days. The original music and organic food were personal philosophical choices of Mr. Finkle and were not a serious attempt at establishing a marketable business; therefore, the gross receipts over the last few years reflect this.

 

Premier Performance Venue & Arts Center

Evergreen was rated by the Woodstock Times as one of the top three music venues in the Hudson Valley, and hosted the widely publicized Evergreen Energy Festival four years running. Musicians have repeatedly said that this is one of the best intimate original music venues in the country.
