Flashing Repair

Chimney Flashings are installed underneath the shingles, at a 90 degree angle with one side resting on the chimney and the other on the roof. The flashings should be covered with a counter flashing. To install a proper counter flashing, a groove should be ground out of the brick chimney and the metal should be fit into this and bent to run down the chimney and overlap the flashings. The counter flashing is critical because the roof and chimney expand and contract at different rates. A metal counter flashing allows for this movement without breaking any seals which would allow water to leak around the chimney.

This is an improper counter flashing. Instead of metal it is tar. Tar is widely used, but of poor quality. Tar cracks and allows water to seep through. This photo shows the job progression, notice the old tar is removed and the shingles have also been removed to install the new flashings. In this photo, the flashings (notice metal at base of chimney) have been installed and new shingles replaced. The groove has also been ground out for the installation of the counter flashings. This is the completed product, the counter flashings slip into the pre-ground groove and are riveted together at the corners. There is a lip at the bottom to shed water away from the chimney.
