Have the right documents at the right time!
The "Disclosure Package" describes the Benefits and Requirements of owning property in Carriage Mill.
Generally the package contains:
- A Welcome Letter from the current President of the Association.
- A Sample agenda of an Association public meeting.
- A List of current Officers and Directors of the Association.
- A copy of the Association's Annual Budget with Estimated Capital Expenditures within next year,
Including a Statement of Income and Expenses.
- A copy of the Association's current Insurance Coverage policy showing:
- General basic liability
- Business liability for Directors & Officers
- Fidelity Bond Endorsements for mortgage purposes
- Current Insurance Carrier
- A copy of current Architectural Policies, Procedures, Guidelines.
- A copy of Declaration of Covenants, Conditions, and Restrictions.
- A copy of the Association ByLaws
The Carriage Mill Homeowners Association provides timely and complete disclosure packets to members. If a
Disclosure Package is not presented it may indicate that Seller has not complied with Association requirements. This could
result in passing unpaid fees, liens or other penalties on to the Buyer.
Be Wise:Make certain that your Realtor Requests that the Seller provide
the "Disclosure Package".
