GETTING PRE-APPROVED FOR A
LOAN WHY YOU DON'T WANT TO SHOW
THE PRE-APPROVAL TO THE AGENT WHO LISTED THE HOME FOR THE SELLER
Prospective buyers are often encouraged to get pre-approved for a loan
before beginning to look for a house. The pre-approval allows your
agent to show you the homes in your price range so you don't
waste time finding one (and later get turned down because you don't
qualify).
While being pre-approved for a loan
can make a buyer more attractive to a lender it is important that the Realtor who has listed the home (or anyone within the brokerage firm
they work for) should not be allowed to look at it.
The
agent who listed the property represents the SELLER'S best interest. (Called the Seller's agent, the Realtor is obligated
to help the seller secure the highest price possible for the home since the agent
will be paid a percentage of what the home sells for.)
Should the agent who listed the home -- or someone in the same real estate
office with the sellers agent-- be allowed to see your pre-approval it
gives the seller an unfair advantage by knowing if
you can pay more for the house, which allows them to hold out for more
money. Having this information may allow the seller to hold
out for more money, from you.
It is to your advantage to call your own real estate
agent--someone other than the one who listed the home-- in order to
make sure your best interests are represented.
REMEMBER: If you are buying a home you are
allowed to seek out your own real estate agent and you do NOT have to pay for
the privilege of having your own Realtor represent YOU, as a Buyer's Agent.
