Real estate agents offer many services when helping you buy or sell a
house, but they also take a huge chunk of the profit with their 6
and 7 percent commissions. (On
a $175,000 home they get to keep $10,500 to $12,250!! of your
money!) Clark
thinks this industry
should be open to competition and change when it comes to who represents
you.
Over the years a few companies
have shaken things up, including erealty.com and ziprealty.com.
Both offer a 1 to 3 percent decrease in typical commission charges and
give you a 1 percent rebate for using their online services.
With their service, you have
access to the coveted MLS listings and you don't have to pay as much in
commission. Now, another company has come on the scene and is offering a
tiered approach to real estate services. YAD, which is in the New
York City market, is now charging either 2, 3 or 3.5 percent commission,
depending on what services you want.
Clark suggests going with the 3.5
percent option, because with it you get listed in the MLS system and
services from a real estate agent who will show your house. Think of
this non-traditional approach when selling your home. It could save
you a bundle

A property that was owned by the
current owner for a very short time. The owner may be into
"flipping properties". Some flipping is illegal. They buy it
from a trust or from a "motivated seller" (i.e. someone who is
desperate and needs money) for much less than it is worth and then
re-sell it making a huge profit. While some Realtors have gotten their
license for this express purpose, many people view "preying on
others misfortunes as unethical and disgusting. FHA has now stepped in
with stricter guidlines on properties that have been flipped. So if you
are thinking about one that was owned by the current owner for a very
short time, talk to FHA first before making a decision on a
"flipped"
home.

has become a joke outside the world of Real Estate agents...Realtors might want to reconsider copying this one.

Don't get excited when someone tells you they will give you a
"marketing plan"....We all have them!
You want them to concentrate on helping you buy or sell your house, not on
wasting time getting bogged down in preparing
reports to give you a play by play. Everyone true professional
person knows that unnecessary paperwork is a Time
Suck".
Avoid these people like the plague.
You spot your dream house as you're driving through a neighborhood
and call the broker listed on the For Sale sign. That's how a lot of
buyers stumble on a broker - who, in turn, happily shows you other
houses, asking about your needs, laughing (perfectly obvious fake laugh) at your jokes. It's easy
to get loose-lipped and forget whom you're dealing with: someone
else's agent. "Legally, brokers are obligated to provide their
sellers with any information that can help them get the best prices
for their homes," says a realtor who represents homebuyers.
"If you tell the broker that you're willing to pay $500,000 but
want to offer $450,000, they'll pass that on to the seller. They
have to."
If a broker is selling a house, you figure he knows the place pretty
intimately - after all, he talks a good game about the new kitchen,
the big closets, the heated garage. What you need to worry about,
though, are the home's features that he keeps to himself. Steve Van
Grack, chairman of the Maryland Real Estate Commission, says,
"We have had cases where [brokers have] been deceptive about
termites and flood damage."
You'd figure that the home inspector,
who comes to check out the place before you close the sale, might
notice those things. And he will - if he's not in cahoots with the
broker. "Realtors give potential homebuyers lists of home
inspectors," says S. Woody Dawson, a structural inspector in
Connecticut. "Those are people who will rubber-stamp the
house" in return for repeat business. As one who works outside
those lists, Dawson says that he sometimes butts heads with overly
controlling brokers. "One time I had a broker tell me that
unless I told her the results of my inspection - which is
confidential between myself and my client - she wouldn't let me get
up on the roof. I got out my ladder and told her that unless she was
big enough to stop me, I was going up there. She wasn't big
enough."
One common flaw: Unethical
posting houses that
sold long ago. While the mistake can be simple negligence, others
think that it's a bait-and-switch-style ploy. "Watch out for this group. It brings people
in, but it gets them upset when they find out that the property's
[gone], "If a broker has to advertise properties that are
already sold, it tells you that he doesn't have enough inventory to
keep his [roster of houses] full."

There are some unethical realtors who will continue to keep a sold home up on their website to draw people into calling them. (Bait and switch!) Ask them how long that house has been sold and if you continue to see a sold house on their website, report them promptly!

What is the Superfund?

SUPERFUND :
Superfund program, administered by the EPA to locate,
investigate, and clean up the worst hazardous waste sites throughout the
United States. Before Superfund, Americans were less aware of how dumping
chemical wastes might affect public health and the environment. Hazardous
wastes were often left in the open, where they seeped into the ground,
flowed into rivers and lakes, and contaminated soil and groundwater.
Consequently, where these practices were intensive or continuous, there were
uncontrolled or abandoned hazardous waste sites. These sites include abandoned
warehouses, manufacturing facilities, processing plants, and landfills. Citizen
concern about the extent of this problem prompted Congress in 1980 to establish
the Superfund Program to eliminate the health and
environmental threats posed by hazardous waste sites.

Particular clues to arsenic poisoning: proximity
to SMELTERS, other INDUSTRY, and HAZARDOUS WASTE SITES. Causes of
arsenic toxicity include ingestion of arsenic and even drinking water.
Arsenic can be inhaled, ingested
(swallowed) or absorbed through contact. Many times it will settle from the air
into a swimming pool where it a swimmer will get a heavy dose on their skin. The
arsenic which remains is stored in the brain, bones, and tissue and continues to
do serious damage. Some people have no immediate symptoms, but the exposure can
cause many types of cancer or diabetes later on. There is new evidence that
arsenic may also lead to heart disease or strokes. It may cause long term
liver, kidney, and central nervous system damage.
Arsenic may enter the body in food, water, or AIR, or by
ABSORPTION THROUGH THE SKIN!!
SHINGLES is a common misdiagnosis of the early stages of what the
medical texts call "chronic" arsenic poisoning--arsenic poisoning by small
regular and repeated exposures or deliberate doses.
Doctors sometimes misdiagnose it as diabetes mellitus,
vitamin deficiency, lupus, blood disease, diphtheria, multiple sclerosis or any
host of other common diseases, including tick bite and Guillain-Barre syndrome
(but extreme mental confusion--indicative of brain damage is not typical of
Guillan-Barre.)
The ability of arsenic to duplicate the symptoms of other
diseases that makes it so hard to detect.

GETTING IT IN GOOD FAITH ~ MORTGAGE LOANS
Clark has talked about what a necessity it is to get what’s called a
“good faith estimate” from your lender when closing on a home or
refinance.
Unfortunately, there are a number of dishonest
lenders who will leave out costs and lowball the fees when they fax or
send you this estimate. Then, when it’s time to close, they add on thousands
to the final settlement statement. They figure that by the time it
gets to closing time it’s too late for you to do anything else. So at
the last minute, they gouge you with costs.
Bankrate.com wrote a story about how this is happening all
over the country, and people don’t feel they have any other option
but to pay the extra costs. Bankrate.com has a list of accurate
closing costs and what different charges should be in various states. The
scary part is that banks have helped establish laws that allow them to get
off scot-free when lenders are dishonest and are caught.
But the secretary of the Department of Housing and
Urban Development is fighting this. Secretary Mel Martinez is
establishing rules that will require lenders to give accurate closing
costs on a good faith estimate, or that they give a set figure (with no
itemization) and they stick to it. Remember that you can always use
your option to rescind if you feel someone is trying to scam you. You
have three days to get out of the deal, even when it’s the last minute
and you’re sitting at the closing table. Most lenders think you won’t
stop the process because you have come so far.
On another note, Charles Schwab is getting into the
mortgage lending business and is claiming to honor all costs and prices
quoted to you. Schwab has started Charles Schwab Bank, and the company is
guaranteeing that its representatives will serve you in a set period of
time.
People downsizing their homes
There is an expression in real estate known as “McMansion buyers.”
These are people who want a giant house that has a “wow” factor.
Across all income levels, the wow factor in homes has become a key facet
for the American homebuyer. The average size of an American home has grown
dramatically over the last generation and a half. In the past, it was rare
if a house was more than 4,000 square feet. But in the past 10 years of
so, people wanted bigger homes. Well, the trend has shifted again. People
are now looking for a more manageable kind of home. More and more families
are asking themselves why they need homes that are so big. The upkeep is
huge and there are tons of appliances that run up enormous bills. When
people simplify and move to a smaller home, it’s more relaxed and
intimate. Clark used to live in a one-bathroom home, and that’s the one
luxury he has changed. He likes having more than one bathroom, as do most
people. But there are several books out there for people who don’t want
to be in such a big dwelling, according to USA Today. Some of the titles
are: “Creating the Not-So-Big House;” “25 Houses under 2500 Square
Feet;” and “Mini House.” It’s the complete opposite from what
people have been talking about and wanting for years. But it makes sense.
