ARCHPLAN  SERVICES (Architects and property management)  

 

 

1)                 PROPERTY SEARCH

 

On behalf of clients we conduct a search of available properties and their re- development potential to suit a particular clients needs.  Properties may be for purchase or for lease. 

 

Typical fee is 1% of purchase value or 10% of first years rental.

 

 

2)                 ARCHITECTURAL SERVICES AND DESIGN

 

When a property has been identified we would make an initial design appraisal to suit a particular clients requirements. A scope of works would be prepared, together with drawings and construction information for the necessary construction works. 

 

Typical fee 7.5% of construction works.

 

 

3)                 PROJECT MANAGEMENT AND CO-ORDINATION

 

When a design and scope of works has been agreed with the client, we would organise the procurement of the construction project. This can be by using a single main contractor, or by a range of small contractors and specialist tradesmen.  (Please see the Archplan co-ordination service terms of engagement for details of this service).

 

Typical fee 7.5% of construction cost

 

4)                 PROPERTY MANAGEMENT

 

Following construction works we can arrange  letting and future management of

a property. This involves being responsible for  maintenance, repairs and general

management of the building in use.

 

Typical fee  5% of annual rental
