PARKING:

Three and one-half. All tiled; US made fixtures (Price-Pfeister); GFCI outlets for safety.
PROPERTY TAXES:
About $80 US annually. (Yes, that is correct. Approximately eighty US dollars a year.) Property taxes in Mexico are very low.
LOT SIZE AND DIMENSIONS:
The lot covers 584 sq. meters (6,375 sq. feet approximately), and is essentially rectangular. It is completely enclosed by either stuccoed and painted wall, or (front and one side) an extremely attractive decorative wall of rock and brick set in a sandstone- red base, with decorative wrought iron on top.
Dimensions are 30 (meters) by 21.79 by 19.97 by 24.66. Street frontage (very quiet residential) on two sides.
UTILITIES:
ELECTRIC is billed every two months, and in winter each bill (covering two months) is around $20 US on average. In summer, expect to pay about $160 US every two months, depending on how much you rely on the air conditioning. (The $160 figure is for cooling the master bedroom and living areas only). Electric is bi-phase 110/220, grounded service. GFCI's in kitchen, baths.
GAS is propane delivery, stored in a 300 liter tank. Usage is about $60-70 dollars to refill the tank every three months, approximately. Propane services the gas stove and oven, the water heater, and the gas dryer (washer and dryer stay with house).
Municipal WATER is inexpensive. The average monthly bill is about $12 dollars. There is a backup water storage cistern under the carport with a capacity of 1,100 liters. Municipal water to the house is pressure-augmented through a pressure tank system.
Service throughout the house (excepting the utility sink and washer) is double-purified via filtration and UV radiation.
WASTE WATER:
Municipal sewer system. Included in the $22 US monthly Nuevo Vallarta maintenance fee. (See below.)
AIR CONDITIONING SYSTEM:
1 ton mini split cools the master bedroom suite. 1 1/2 ton mini split cools the living area. Individual 220 window units in the remaining two bedrooms.
NUEVO VALLARTA MONTHLY MAINTENANCE FEE:
$22 US. Covers daily trash/garbage pickup; hauling of pruned limbs, etc. as needed; sewer system; and general street, street light, and landscaping maintenance.
