Spring Exterior Maintenance


Twice Yearly
Check mortar joints and repair
Repair any cracks in foundation, brick or stucco
Trim back any bushes or trees that touch house
Clean any debris from gutters and down spouts. Aim down spouts away from house
Check pitch of gutters and reposition as needed. Check joints for leaks
Clean around air-conditioners and air-pumps
Clean debris from window wells and/or crawl space vents
Cover window wells
Open crawl space vents
Check and repair window glazing
Check window frames for cracks and repair
Wash exterior of house, garage, and sheds
Scrub and treat any mildew areas on buildings and decks
Clean between deck boards and above joints
Touch-up paint exterior of house, garage and sheds
Caulk siding joints
Repair or replace any broken or loose siding
Check for termites, carpenter ants, and wasp nests
Check for rodents and other unwanted visitors
Caulk with flexible caulking compound any points where driveway or sidewalk meets the house
Fill cracks. Seal black tops
Replace torn or loose shingles. Patch asphalt roofs as needed
Secure loose flashing
Check attic for leaks
Check and repair vents
Replace loose mortar on chimneys. Check for bird nests. Check draft deflector. Cover if not using
Louver open for ventilation? Repair screens or cover with screens to keep insects out
Check septic tank system and drain field for damage and flooding
Report any tree branches touching power lines to the power company
Repair patio cracks and loose stepping stones or bricks
Check outdoor lighting and replace bulbs
Wash mailbox inside and out. Repair any damage

Spring
Check and repair hoses and
Clean lawn furniture. Paint or condition wood or metal furniture.
-Scour rust off of metal furniture with a metal brush.
-Wash and dry the furniture. Prime and repaint.
Clean furniture cushions or replace
Clean grill. Repair any damage and rust
Clean awnings. Repair cloth or paint as needed
Clean or replace patio umbrella
Check and repair children's play equipment
Replace sand in sand box if it has been used by animals
Clean and repair outdoor games e.g. volleyball nets, croquet mallets, etc.
Wash storm windows. Inspect and repair any damage. Label and store.
Wash window screens. Check and repair damage. Install
Clean and treat decks
Clean and treat wood planters and window boxes
Turn-on outside sprinkler system
Check sprinkler heads and replace
Repair and paint as needed fences and gates
Repair and paint as needed trellis
Do spring maintenance on lawn motor
Inspect, clean and repair lawn and garden tools
Maintain and repair hot tub
Inspect and repair bird feeders and bird houses
Inspect and repair sidewalks and stepping stones
