GENERAL OFFICE CONSTRUCTION POLICY

  • All large stock deliveries must be done before 7 a.m. or after 6 p.m. and require freight elevator operator. The cost for 4 hours required minimum is $25.00 per hour.

  • All public areas in the building affected by the construction must be adequately protected to prevent any damages that could occur in the public areas affected by construction. The contractor shall be responsible for and repair all areas damaged by his sub-contractor.

  • A construction dumpster must be provided by the contractor.

  • All materials must be labeled: Non-Flammable or Non-hazardous.

  • All plans to be signed off by management and chief engineer.

  • Painting, staining needs to be done after hours, including water based painting.

  • Contractors are required to sign-in and out at the security console during and after business hours.

  • Pallets after carted deliveries must be taken back by a delivery truck.

  • A current certificate of insurance with an original endorsement must be submitted prior to the job performance. For more information regarding insurance please refer to News from Management web page.

 

OFFICE SPACE IMPROVEMENTS

The point of contact for any construction or minor improvements activity is the Building Management who with coordination of Engineering Department will review the proposed changes and ensure that the building standards are maintained. Many times an issue can be avoided be using the engineering staff to review the scope of work and pertaining details. Notification of all projects must be submitted and all plans must be signed by Management and Engineering prior of start of work. Throughout the process from the conception of the idea to the completion of work, the Engineering Department can be of great assistance with any construction project, large or small. 

 

WORK ORDER REQUEST FORMS

When sending your request electronically, you may use the attached WORK ORDER REQUEST FORM with the date, location and your request. All electronic requests should be sent  to the building's management office. Thank you.

  • Recoating of the domestic water tank

  • Replacement of the building fire control panel

  • Marble Floors bi-monthly polish service

  • Waterproof repairs of the exterior parapet on the 12th, 11th and 4th floors

  • Annual HVAC filter replacement

  • Exterior window cleaning

  • Replacement of some sections of the domestic water pipes

  • Annual fire extinguisher service
